    Bigger lots and old pines, oaks and magnolias give Garden Oaks yards room for real outdoor rooms. They also mean roots, shade, debris and long access runs to plan around before anything gets built.

    Three ways to start

    Decks

    Repair, resurface, rebuild or new. If an older deck under a tree is showing its age, the first question is what the framing and footings can still carry — answered by an in-person inspection.

    Pergolas & covers

    Open slats for filtered shade, or a roofed cover for dry seating. Under a big canopy you may need less shade than you think and more protection from dripping branches.

    Pavers

    Patios and walks set on a compacted base. A standard paver surface is not a drainage system; where water is the problem, that is a separate design.

    Decide in this order

    Choosing a finish before grade and access questions are answered can change the scope later.

    1. Repair or replace

      An in-person look at framing, ledger, footings and stairs comes first. Boards are the last thing to price.

    2. Shade or dry cover

      Open shade and a solid roof are different structures with different drainage, attachment and review questions.

    3. Surface or drainage

      Decide whether you need a hard surface, or a fix for where water actually goes. Pavers alone do the first.

    4. Then materials and finish

      Hardwood, composite, cedar or paver colour come after layout, grade and access are settled.

    Questions specific to wooded, deep lots

    Mature trees

    Footings, base excavation and trenching all happen near roots. Layout often bends around a trunk; an arborist is the right call when a large tree is close to the work.

    Site access

    Long side yards, fences and gates decide how materials and equipment get to the back, and how much the yard is disturbed on the way.

    Drainage

    Note where water stands after rain and where downspouts empty. Neighborhood street work does not change how water moves across your own lot.

    Garden Oaks restrictions are recorded by section and differ between them. Check the instrument for your section rather than assuming a single rule.

    No. They are separate neighborhoods with their own restrictions. These pages cover Garden Oaks only.
