    Houston Heights Backyard Drainage: Clay Soil, Pavers, Decks and Where the Water Goes

    The first question I ask in a Heights backyard is not what the homeowner wants to build. It is where the water goes now, and where it will go after we build.

    That sounds like a small distinction. It is the whole job. Outdoor construction in this neighborhood fails in a narrow set of ways — ponding, movement, rot, and water pushed somewhere it was not going before — and every one of them traces back to a drainage decision that got made implicitly instead of deliberately.

    Read the yard before you design it

    Water leaves evidence. Before drawings, I walk the lot looking for it: a silt line along a fence, moss or algae on a slab in one specific corner, a hollow-sounding paver field where fines have washed out, mulch stranded on the walkway, grass that dies in the same patch every August but stays soggy every March, a downspout dumping four feet from the house onto bare clay.

    Then I want to know what happens in the heavy stuff. Where does the neighbor's yard drain? Does the alley or street hold water? Does the house sit high or low relative to the lots on either side? On a Heights block where houses are close together and grades are subtle, your neighbor's runoff is part of your design input whether or not you like it.

    Clay is a movement problem as much as a water problem

    Houston's soils are clay-heavy, and clay does something sand does not: it swells when it takes on water and shrinks when it dries out. Across a wet spring and a dry August, that movement is enough to lift and settle things that are sitting on it.

    Two consequences follow. First, anything shallow and rigid laid directly on undisturbed clay will move seasonally — that is why an unreinforced slab or a thin-based paver field telegraphs cracks and lippage within a few years. Second, cycling clay between saturated and bone dry is worse than keeping it in a steadier state, which is one more reason to move water deliberately rather than let it pool against a foundation on one side and starve the soil on the other.

    The practical answer is not exotic. Depth and drainage: structures land on footings that reach down past the zone doing the most seasonal moving, and hardscape gets a real base that spreads load and drains rather than trapping water.

    Grading first, then everything else

    The cheapest drainage tool is slope. On a flat Heights lot you may only have a couple of inches to work with over a whole yard, which is exactly why finished elevations belong in the first drawing rather than being discovered on installation day.

    What I want settled before anything gets built: the finished height of every surface, the direction each surface sheds, the continuous path water takes from the far corner of the yard to wherever it is legally and physically going to leave, and the elevation relationship between all of that and the house. Once a slab is poured or a deck frame is set, you are living with those numbers.

    Where slope alone is not enough — and on tight lots it often is not — you supplement with collection: channel drains at the low edge of hardscape, area drains in the spots the grade cannot escape, a French drain along a fence line that receives from the neighbor, a dry creek where a visible path suits the design. All of them are only as good as the outlet they run to. A drain that terminates into a hole full of clay is a bathtub with a lid.

    Roof discharge is half the water

    People plan for rain falling on the yard and forget the volume falling on the house. A roof concentrates a lot of water into a handful of downspouts, and in the Heights those frequently discharge straight onto grade a few feet from the foundation, next to the exact patio you are about to build.

    Deal with it on purpose. Extend the discharge, carry it underground to a collection line if the design supports it, and never let a new patio elevation trap it against the house. When a homeowner tells me their old patio "always had a puddle," the downspout is the culprit more often than not.

    Permeable versus sealed, honestly

    I like permeable paver systems and specify them often in the Heights, but I want to be precise about what they do. A permeable system with an open-graded stone base takes rain that lands on that surface and gives it somewhere to go downward instead of running off. On a small lot where you are converting lawn into hardscape, that offsets some of what you just took away, and it treats nearby tree roots far better than a sealed lid.

    What it does not do is fix a yard. It does not absorb the neighbor's runoff, it does not overcome a grade that sends water at your house, and it does not stay permeable if it is installed over compacted clay with no outlet, or if the joints silt up and nobody ever maintains them. Permeable pavers are one component in a drainage plan. Sold as the drainage plan, they will disappoint.

    Sealed surfaces — poured concrete, mortar-set stone — are the right answer plenty of the time, particularly where you need a hard, continuous plane. You just have to be honest that you have added runoff and account for where it goes. See the Heights pavers page for how we approach the choice on specific lots.

    The base assembly is the product

    Under any hardscape worth paying for is an assembly nobody will ever see: subgrade prepared and compacted, geotextile separating soil from stone so fines cannot pump up into your base, a compacted aggregate base of appropriate depth and gradation, bedding, then the surface, then edge restraint so the field cannot creep.

    Two details matter more than people expect. Separation fabric is not optional in clay — without it the base slowly contaminates and stops draining. And an open-graded base behaves completely differently from a dense-graded one; permeable systems need the open-graded version and enough of it, or the water has nowhere to sit while it infiltrates.

    When two paver quotes differ by a lot, this is usually where the difference is hiding.

    Decks: ventilation and the space underneath

    A deck is a drainage detail too. Water gets under it, and what happens next depends on whether that space can dry.

    Low-to-grade decks are the ones that get people. Build a frame a few inches off wet clay with no airflow and no vapor consideration and you have made a permanent damp chamber in a humid climate. If a deck has to sit low, that space needs to be solved before framing — grade, a drainage layer, vapor and separation, and as much air movement as the geometry allows. Where the geometry allows more height, take it: an actual air gap under the frame is the most reliable rot prevention there is.

    Above the frame, the same instinct applies to the details. Real spacing between boards, spacing at the ledger or the wall so water is not held against a rim, flashing wherever a horizontal surface meets a vertical one, and hardware rated for wet exposure. Hardwood and composite both handle Houston better than softwood, but neither survives being kept wet and airless indefinitely.     Trees complicate the whole picture

    Root zones and drainage work interfere with each other constantly. A trench for a drain line is also a root-cutting operation. A regrade that adds soil over a root flare suffocates it. A new impervious surface changes how much water reaches the roots that are still there.

    There is no clean rule beyond this: decide early which trees are staying, then route drainage around their critical zones, hand-dig where you must be inside them, and prefer surfaces that keep some water and air moving downward. If keeping a particular tree and building a particular surface are genuinely incompatible, that is a decision worth making consciously and early, not discovering with an excavator.

    What "solved" actually means

    A drainage plan is finished when you can trace the water end to end and say it out loud: rain lands here, runs this way at this slope, is collected here, travels through this line, and leaves the property there — including in a heavy event, and including what the neighbors send you. If any part of that sentence is a shrug, the plan is not done.
